SNDA · Earnings Call · 2026-08-10
Introduction: A Quarter of Operational Proof
In its second-quarter 2026 earnings call, Sonida Senior Living delivered the strongest evidence yet that its transformation is gaining traction. The company reported a 240 basis point year-over-year increase in same-store occupancy to 87.8%, while same-store community NOI grew 16.9% and the NOI margin expanded 250 basis points to 32.6%. Normalized FFO came in at $0.48 per share, a clear sign of the earnings power now embedded in the platform. As CEO Brandon Ribar put it, “Our compounding phase is well underway with today's results showing clear fundamental momentum.” — Brandon Ribar, CEO · 2026-08-10 The market has taken notice: the stock is up 21.4% over the past 90 days, a stark contrast to its long-term decline. Unlike the broader market's obsession with AI infrastructure and data centers, Sonida's story is a classic operational turnaround — and it is one that is now moving from survival to compounding. The SPIN Platform: Technology Meets Hospitality
Central to Sonida's differentiation is its proprietary SPIN (Sonida Performance Insight Navigator) platform, which aggregates real-time data from over 100 communities. The platform, which the company introduced to investors earlier this year, is now being woven into every part of the operation — from underwriting to daily labor scheduling. At the same time, the hiring of Anton D. Nikodemus as COO signals a deliberate investment in the resident and customer experience. As Ribar explained, "Anton's arrival reflects a deliberate investment in enhancing the resident and overall customer experience." (“At its best, senior living is not simply a care business. It is an experience business.” — Brandon Ribar, CEO · 2026-08-10) The combination of SPIN's operational intelligence and a hospitality-driven culture is already showing up in the numbers. Same-store labor costs as a percentage of revenue declined 130 basis points year-over-year to 40.4%, a portfolio low. The company attributes this to "the continued evolution of our SPIN labor modules and more importantly, their broadening adoption and utilization across our community and regional teams" (Capital Allocation: Recycling, Refinancing, and the Road to 2027
The balance sheet is undergoing a parallel transformation. During the quarter, Sonida closed a $380 million five-year term loan with Ally Bank, which extended the maturity profile — 97% of total debt now matures in 2029 or later. This, combined with the planned disposition of 14 noncore communities (less than 2% of NOI), positions Sonida to delever toward its near-term target of 6.0–6.5x. The acquisition engine is also running. Sonida has $88 million of assets under contract, with a mid-teens unlevered IRR expected. The strategy is to keep adding regional density in markets like Dallas–Fort Worth, northern Florida, and Atlanta, leveraging the SPIN dataset to underwrite deals with a high probability of success. As Ribar noted, "We are drawn to assets that reward not just an owner, but an operator." (The LA term loan, along with the two term loans from the CHP merger in Q1, meaningfully extend our debt maturity profile and addresses any near term refinancing risk.
