Simon Property Group: Accelerating Growth and a New Data Play
Performance: A Step Change in Growth

Saks Off Fifth: A Quick, Profitable Recapture
The bankruptcy of Saks Off Fifth handed Simon back about 1 million square feet, but management turned it into an opportunity. The space had been paying $18 million in rent; Simon has already signed leases on roughly half the space at rents that will push total to $44 million. As Eli Simon explained,
We'll basically take the $18 million and turn it into $44 million.
The leases will mostly kick in during 2027, but the speed of re-leasing demonstrates the depth of tenant demand and Simon's leverage as a premier landlord. This is a clear example of the "chase stuff" that the company is keen to avoid—instead, it's upgrading its mix with "blue-chip retailers" and expansions.
Simon Media Network: A New Monetization Layer
Perhaps the most forward-looking development on the call was the planned launch of Simon Media Network. Simon has ~2 billion annual visits and over 4,000 in-mall screens, and it plans to package its first-party customer data for both endemic and non-endemic advertisers. Financial Strength and Capital Allocation
Despite a $0.06 drag from higher interest expense in the quarter, Simon's balance sheet remains robust. Interest coverage has slipped to 2.8x from a 4.1x peak, but the company's net debt/EBITDA is below 5.0x and fixed charge coverage is 4.7x. With $9.3 billion of liquidity, management is confident it can fund the $4 billion development pipeline, continue repurchasing shares, and still consider opportunistic acquisitions. "We're generating $1.6 billion of free cash flow after dividends," Eli reminded investors—a figure that underpins the cash flow growth that drives dividend increases and buybacks.
Management has also signaled that tenant demand remains ahead of last year. The company is completing 87% of 2026 expirations and already negotiating 2027 and 2028 leases. As Eli said on the May 2026 call, "the pipeline is significant. And what's interesting is the way I look about it, it's really up across all different categories." That momentum has built further: current remarks note the pipeline is up 26% year-over-year with over 100 more deals than a year ago. This is a far cry from the cautious tone of earlier calls—for example, CFO Brian McDade said in February that the company was merely "projecting 3% comp NOI growth." The contrast with today's 8.5% acceleration underscores how quickly the operating environment has improved.
